There’s a New Kid on The (Mercury) Block: Upcoming Development in Central Edmonton Catalyzing a True Urban Village

The Mercury Block is the next spark for the Oliver neighbourhood’s West Village concept

The countdown to Edmonton’s newest urban destination is officially on. Now entering the final phases of construction, Edmontonians can look forward to the arrival of The Mercury Block—a purpose-built mixed-use rental project created by Canadian commercial development firm, Autograph (formerly the Edmonton division of EDGAR). With an opening slated for Fall 2023, The Mercury Block will be located in Edmonton’s central Oliver neighbourhood on the northwest corner of 102 Avenue and 123 Street. The 7-storey, 163-unit building with at-grade retail, will act as a catalyst for the burgeoning West Village urban destination, by igniting further inspiration for additional mixed-use developments in the area and amplifying a unique sense of place in a functional yet inviting, community-first district.

The vision

Blending modern residential living with curated retail experiences centred around an active and unique open-air public space courtyard, The Mercury Block is intentionally designed as a hub for engaging with foot traffic in the highly walkable neighbourhood. The desire for the building to cultivate dynamic experiences for residents and visitors alike is the cornerstone of this project—so much so that the building itself is named after the element mercury’s fluid, versatile properties.

The details
With a mix of 70% one-bedroom units, paired with 30% two- and three-bedroom units, alongside a modern fitness center, bike and pet features, and premium rooftop amenity, the new addition to Edmonton’s rental real estate landscape provides an attractive option for Edmontonians seeking the flexibility, amenities, and sense of community that modern rental living offers. Residents and patrons of The Mercury Block can also look forward to a unique public open-air courtyard, immersive art installations, as well as secure heated underground parking with bike storage.

The financing
In support of Autograph’s vision for The Mercury Block, our KV Capital commercial real estate finance team provided a structured finance solution. The financing structure included a combination of third-party institutional debt, in-house KV Capital loan debt, complemented by an equity investment from Alitis Investment Counsel, Autograph’s equity partner in the project.
