YOUR OPPORTUNITY

The Senior Analyst or Associate will be primarily responsible for the analysis and assessment of a diverse type of commercial mortgage loan applications. Your ability to identify critical issues and inconsistencies in the applications, as well as an assessment of the feasibility of real estate projects will be critical in this role. The successful candidate will be self-motivated, collaborative, hard-working and have the desire to help KV Capital drive its growth initiative. A high level of attention to detail and the desire to develop professionally in a dynamic work environment is expected.

‍YOUR KEY RESPONSIBILITIES

o Complete thorough and timely feasibility assessments of project-based commercial mortgage loan applications under an asset secured model.

o Identify, assess, and quantify moderate to complex risks on a project-by-project basis through:

• Valuation of real estate security;
• Research on current market conditions and comparable transactions;
• Execution of efficient and comprehensive due diligence procedures;
• Preparation and maintenance of support for underwriting recommendations; and
• Structuring financing terms, price risk, and recommending deal improvements.

o Initiate, organize, and conduct continuous monitoring of projects throughout the financing term.

o Work within-house business development staff, borrowers, and third-party brokers /clients to develop and maintain positive business relationship.

o Support the Loan Administration team by providing on-going mortgage administration services, including processing mortgage advances, renewals, payouts and discharges.

PRIVATE MORTGAGES

KV Capital’s Private Mortgages business unit currently manages approximately $300 million in assets, comprised of private loans secured by commercial real estate across Canada. Since its inception in 2009, the Private Mortgages business unit has underwritten, funded and serviced over 400 commercial real estate loans to entrepreneurs, developers, and institutions. The cumulative value of these loans exceeds $1.2 billion in funds advanced. Our dedicated team, with several decades of combined experience, specializes in financing various real estate classes primarily focusing on providing financing for land and land servicing, construction, and acquisition and stabilization financing for multi-family, retail, industrial, office, hospitality, and mixed-use properties.

YOUR CAPABILITIES AND CREDENTIALS ‍

• Minimum of 3 years of experience in commercial lending, real estate investment/development, or related field.
• University degree preferably in Finance, Business Administration, B Commerce in Commercial Real Estate.
• Completion of, or the desire to pursue a relevant professional designation (CPA, CFA, CBV, CAIA etc.) is preferred (note that this position will provide qualified hours for CBV and CFA candidates, and qualified hours for CPA candidates through the Experience Verification Route). 
• Exceptional analytical skills and financial acumen.
• Excellent verbal and written communication skills to produce professional-quality communication material suited to its purpose and audience.
• Strong organizational and time management skills to effectively manage multiple priorities and competing demands with tight timelines.
• Advanced skills in the use of Microsoft Office Suite, including strong financial modelling skills in Excel.
• Personal interest, working knowledge, and/or experience in the real estate or commercial mortgage industry.
• Awareness of local (Albertan and Canadian) economic conditions and indicators;
• Experience using Spin, various real estate information databases, and performing credit bureau searches considered a plus.
