KV Capital is pleased to announce KV RE Equity Partners Fund II LP is now fully committed.
Launched in 2024, Fund II raised $48.8 million in investor capital directly and through co-investment sidecars, all of which has been deployed into eight real estate development projects across Canada. Combined with Fund I and co-investment activity, the equity program has invested nearly $100 million into Canadian real estate. This total capital is in turn expected to enable more than $1.4 billion in new development across Canada.
A disciplined investment thesis
Fund II was built on a straightforward conviction: partner with experienced developers in supply-constrained Canadian markets and provide them equity capital to execute.
That thesis is evident in both the quality of the partnerships formed and the breadth of the portfolio. Across Fund I and Fund II, the program has deployed capital into 17 projects spanning purpose-built rental housing, for-sale homes, office, industrial, and self-storage in key markets including Edmonton, Calgary, Ottawa, the Okanagan, the Lower Mainland, and beyond.
A portfolio built on strong partnerships
Central to Fund II’s success has been the caliber of its developer partners, which include Apex Group of Companies/Excel Homes, Bertone, Brookfield Residential, Cantiro, Daytona Homes, ICM Property Group, and StoreWest Group of Companies. These sponsors were selected based on their alignment with the Fund’s mandate, demonstrated track record, and operational capacity to execute.
Looking ahead
Given the continued strength of deal flow coming through KV Capital’s networks, the Real Estate Equity Partners team is transitioning to a co-investment syndication model, allowing qualified investors to participate in individual transactions on a deal-by-deal basis.
